Overview
Museum Bluff Village is a seven-story, post-tensioned concrete structure on a bluff high above the Tennessee River. It includes 27 units that are customized to each owner’s specifications, using high-end finishes such as granite countertops, hardwood floors, marble surround bath tubs, steam showers and surround sound.
The site had a steep grade between the lower parking lot and the city street, which resulted in run off and erosion issues. Original plans called for a retaining wall that would prevent erosion and meet the aesthetic desires of the development team. The EMJ team researched and recommended the use of green socks, erosion control socks filled with soil and plant seeds, in order to stabilize the site. The green socks were installed and proved so successful that the retaining wall was removed from the project scope, which saved the client a sizable expense and allowed completion of the project ahead of schedule. The result is a more environmentally-friendly landscape that more effectively prevents run off by allowing the soil to absorb the overflow.
